Buying a home is an exciting and sometimes emotional time.
Admiring the granite counter tops or the new stainless steel
appliances, buyers can get caught up in the cosmetic beauty of a home
and allow some potentially costly or unhealthy issues to go unnoticed.
In order to avoid post-closing headaches or heartaches the homebuyer
should really be on the lookout for:
1. A furnace with a cracked heat exchanger.
Cracked heat exchangers leak carbon monoxide, which can cause illness and be potentially fatal.
2. Moisture or the smell of mildew in the basement.
This is a sign of water regularly seeping in.
3. A wet drain in the basement.
If the house is on a sewer system, it can mean tree roots have burrowed their way into the sewer.
4. Knob and tube wiring.
While the system may
function, if there is any future renovation or expanding, the system
will need to be upgraded to comply with the local building code.
5. Furniture, boxes, and other items piled up in unusual places around the house.
This could be an attempt by the seller to camouflage problem areas of the home.
These are just a few of the things buyers need to be aware of when
considering such an important purchase. But even with an inspection and
thorough investigation, things can slip through the cracks and issues
can arise after taking possession of the home.
